   Start with the school gate, not the postcard. Hang Dong sits near Panyaden and the Kad Farang strip. San Kamphaeng is quieter, closer to Mill Hill and UCIS, and you usually get more house for the rent.

   I would not jump to a pool villa in month one. A 3-bedroom around ฿23,000 is a sensible landing pad. The 4-bedroom near Kad Farang at ฿95,000 has a pool and solar, and SBS is nearby, but that is four times the rent before you know the neighborhood.

   If Panyaden is the school, this is the practical one: Baantarakeree 2 on the canal road, 3 bedrooms, ฿23,000 a month, about three minutes from the school, with a mountain view. It is a house, not a staffed villa.
